The high prices of the Luxembourg real estate market are the direct consequence of the flagrant imbalance between supply and demand for housing in this territory.

On the demand side, the population has increased by nearly 24% in 10 years (from 512,029 in 2010 to 634,730 inhabitants in 2020, i.e. 122,701 more people to be housed).

This is a very strong growth of the resident population, mainly favored by the economic attractiveness of Luxembourg.

On the supply side, the current supply of new housing is not keeping pace with the country's growth. Even though the supply continues to increase, and this at a frantic pace, it cannot keep up with the demand.

In the Western world it takes between 2 and 2.5 people per household on average. According to the latest STATEC projection, it would thus be necessary to create between 5,600 and 7,500 housing units per year depending on the economic growth scenarios.

However, only 3,987 housing units were completed in 2018, for an annual household surplus of 5,390.

This lack of property mechanically creates upward pressure on prices, allowing only the wealthiest households to access property.
